Na to sl\u00fa\u017eia dve bezpe\u010dn\u00e9 rie\u0161enia.<br \/>\nPrv\u00fdm je not\u00e1rka \u00faschova pe\u0148az\u00ed. Kupuj\u00faci zlo\u017e\u00ed u not\u00e1ra do \u00faschovy zvy\u0161ok k\u00fapnej ceny o \u010dom not\u00e1r vyhotov\u00ed z\u00e1pisnicu, v ktorej uvedie, \u017ee finan\u010dn\u00e9 prostriedky vyplat\u00ed not\u00e1r pred\u00e1vaj\u00facemu len vtedy ak sa pred\u00e1vaj\u00faci preuk\u00e1\u017ee listom vlastn\u00edctva na pr\u00e1vne \u00fa\u010dely, v ktorom ako vlastn\u00edk nehnute\u013enosti bude zap\u00edsan\u00fd u\u017e kupuj\u00faci. V zmluve o vinkul\u00e1cii sa dohodne, \u017ee banka vyplat\u00ed pred\u00e1vaj\u00facemu finan\u010dn\u00e9 prostriedky len vtedy, ke\u010f pred\u00e1vaj\u00faci po prevode vlastn\u00edckeho pr\u00e1va predlo\u017e\u00ed banke list vlastn\u00edctva na pr\u00e1vne \u00fa\u010dely, kde ako vlastn\u00edk bude zap\u00edsan\u00fd u\u017e kupuj\u00faci.<br \/>\nV jednom pr\u00edpade je garantom bezpe\u010dn\u00e9ho prevodu pe\u0148az\u00ed not\u00e1r a v druhom pr\u00edpade je to banka, v ktorej m\u00e1 kupuj\u00faci \u00fa\u010det.
